Dayton Area Home Sales for May 2012

Single-family home and condominium sales reported by the Dayton Area Board of Realtors for the month of May continued the positive, upward trend seen in 2012 when compared to figures for the previous year.

For the first time since June of last year, over one thousand homes were sold in a month, and those 1,130 sales were also the most reported in any month since May of 2010. This total was a 9.8% increase compared to last May and generated almost $147 million in sales transactions.

The average price came in at $130,007, the highest since June of 2010 and represented a 10.3% jump year -over -year. The median was $106,000, 6% higher than last year’s median sale price of $100,000.

All of these increases continued to help year-to-date figures steadily increase over 2011’s activity. Sales for the year have now reached 4,347, a 10.6% increase over the 3,929 reported during the first five months of last year.

A sales volume of $507.9 million for 2012 was an almost 20% increase in a year-over-year comparison and translated to a year-to-date average of $116,857 (+8.4%) and a median sale price of $96,000 (+13%.)

Listings added in May totaled 2,145, a decline of 3.8% compared to 2,230 last May. This is the twelfth consecutive month of declines in listings in year-over-year comparison.

May’s inventory showed an available pool of 7,974 single-family and condo listings, a large decrease of 1,512 (16%) compared to May of last year. This represented a home sales supply of only 7 months, a drop of 1.2 months from April’s supply of 8.2 months. This accelerated rate of sales is a positive sign for the Dayton area housing market. Last year, at the same time, there were 9,486 listings in the inventory, and the supply ratio stood at 9.2-months.
