HOW LONG DOES A VETERAN HAVE TO WAIT AFTER A SHORT SALE, TO PURCHASE A HOME IN ROSEVILLE, CA?   OK, so you’re a Veteran and you ran into some financial problemsShort Sale Sadness like everyone else.   You had to sell your home using a short sale.  You’re watching homes in the Roseville area selling at unbelievably low prices that haven’t been seen in years.  Interest rates are so low that the monthly payment to purchase something like you had would be less than what you are now paying for rent.

You really want to buy another home but you think you’re stuck because of the short sale.  You’ve heard that you’ll have to wait at least three years or more Bulldogbefore you can qualify for a new loan.  You probably think you need to have to have a large down payment because of your past credit history.  You’re embarrassed to even go to look at houses because you don’t want to be disappointed.  You can’t even look your wife in the eye because you lost the home that she loved.  Your kids may still go to the same school, but all their friends live in your old neighborhood so they have no friends to play with where you are now renting.  Your dog hates you because he had his most valuable possessions buried in that other yard.  Nothing is quite the same since you had to short sell your home.

GREAT NEWS!

Veterans are now eligible to purchase another home, with 100% Financing after ONLY ONE YEAR from a previous short sale.  Yes, that’s with No Down Payment.  The closing costs can be paid by a willing seller or you can obtain a gift from a relative for those costs, usually between 2% and 3% of the purchase price.  Not every lender will allow this but several will.   Every loan is looked at on a case-by-case basis, so many Veterans will qualify depending on the previous loan and the circumstances surrounding the short sale.  The rules in some states may vary.

OOPS!  You didn’t have a Short Sale, but it was a FORECLOSURE!  Ouch!  Now you’re really out of the market.  

NOT SO.  As a Veteran, you can be eligible to purchase another home after only TWO YEARS following a Foreclosure. 

WHAT DO YOU NEED TO DO TO GET APPROVED FOR YOUR NEW VA HOME MORTGAGE?Loan Approved Contact me, or your lender if you have one, and get your loan application started.  You’ll need documentation for your income history for two years, your assets for the past two months, paystubs for the past 30 days and a credit report that shows everything is current and you are not in the middle of any credit issues for your current debts.  Write a truthful letter describing what led up to the short sale or foreclosure, and what you have done to insure that it won’t happen again in the future.  Once you have your loan approved, you can start looking for that new home so you can get your life back to normal again.  Your wife, your kids and the dog will thank you.

I think we will see that this "automatic" 3 year rule will be changed for a number of different categories of short sale sellers....and it will be a good thing for everyone.

I agree with Sally's premise that the rules will soften even more as time goes on. Remember, 7 years ago when the short sale crisis was getting started in Sacramento, everybody had to wait 5 years to buy a new home with conventional financing. That time period for conventional loans was shortened to 2 years.

A short sale no longer carries the stigma that it used to as lenders are realizing a short sale seller is typically a very responsible person who should not be penalized for doing the right thing.

Great information and thanks for sharing. I am in Tennessee I hope that this program will make it's way here soon. Our veterans defintely deserve any and all help that be given to them. So many reasons for families having to do short sales so good to know that there is help for some.

Hi Gita:  I appreciate you stopping by and thanks for your comment. 

Sally and David:  I agree that we're probably going to see many changes over the next couple of years on guidelines and the amount of time required to recover.  This will open up many more potential buyers to the market.

Joni:  Most of these guidelines are Nationwide but many lenders have overlays with additional restrictions.  I know not everyone around here will allow this.  I just closed a loan for another mortgage broker because he couldn't get anyone to fund a VA loan just over 2 years after a foreclosure.

Michael:  Veterans are usually a lower than average risk than the general public.  They tend to stress HONOR in the Military and that seems to stick throughout their lives.  Even with 100% financing, they seem to have a lower foreclosure rate than the rest of the population.

John:  Thanks for your visit to my blog.  New Mexico probably has similar guidelines.  Different lenders have varying guidelines that trump the VA guidelines.  You should be able to find a lender in the "Q" that can do this. 

Elizabeth:  Those conventional loans will require 20% down in California as we can't get PMI with only two years after a short sale.  I only have one investor that will take these terms.  I really do think these rules will change and become easier to work with in the future.  In many cases the sellers didn't have any other choice.

Jerry:  There doesn't seem to be any significant pressure for rates to go up in the near future. Of course now that I've said that, watch out.  These are VA guidelines but Texas does have some different rules, especially on refinancing.  Let me know what your lender says.

Dave:  Every loan is looked at on a case by case basis.  If the prior loan was a VA loan, it's less likely that the eligibility will be fully restored unless there was a major life crisis involved.  In California, the home prices have been much higher than the VA loan limits for the past several years so many of the previous purchases, even by Veterans, were done using conventional or FHA financing.  Stated income, Stated Assets, Neg-Am loans with 1% start payments were more popular than VA loans when prices were higher, so there were fewer VA loans that went into default or short sale. Thanks for your comment.
