My client called regarding a property she saw online, saying she’d like to see more of the home but there was only ONE PHOTO. I phoned the listing agent and asked if there would be more pictures posted of the interior and back yard.

NO. She wouldn’t be uploading any more. 

Then I notice in the remarks section…

  • No lockbox
  • By appointment only
  • 12 month lease in place
  • No sign will be placed on the property

My current mission is to reconnoiter by gaining entrance, take photographs, then report all findings back to out-of-town clients. When it comes to getting my clients what they want and need, failure is not an option!

But on a more serious note...

No less than 7 photos (2 exterior-5 interior) should be placed on the MLS, especially knowing that more than 85% of people searching for a home are looking online, many from out-of-area. One photo does not properly represent the entirety of the property.

And the owner couldn’t have made it any harder to view the home with all the restrictions. It is a short sale too…interesting.

With most MLS's allowing up to 25 pictures there always should be more or there is most likely a reluctant seller.

I don't take these kinds of listings. Sounds like the seller is not motivated to do a short sale. They just dumped a tenant in the property and messed it up for an owner occupant. In California, leases prevail after a short sale. I suggest typically that sellers sell the home vacant, especially if tenants won't allow a lockbox.

Raymond, I have offered more than once to go in and take photos for clients in this case. I would like to see a standard set number requirement.

Wanda-Sounds to me like the seller truly doesn't want to let go of it even though the process after a short sale(auction or bankruptcy hurts your credit rating. I don't know whether a short sale does or not.

My thoughts are that the seller is not really trying to sell their home. So, instead, they should charge admission to see it. Because that's the only way they're going to make any money on this home!

Wanda, I recently sold an income property.  The tenants (with a lease in hand until August 2013) made it very difficult to show the home, which caused it to be on the market a lot longer than it should have been.  The home sold two days after they gave their notice they wanted to terminate the lease.

Elizabeth, In this case, vacant is much better than difficult renters! 

Sharon, Restrictions like this usually makes it hard for agents to show the home. Yes, short sales do ding the credit but for a shorter period of time.

True Vern, One photo just doesn't tell a story and why not give more than the minimum?

Liz, I don't take those anymore...you either want to sell or you don't. It's that simple.

One of the hard things to communicate to potential clients is that they should probably look elsewhere. I would explain to your buyer that this is going to be a very difficult deal. Is there nothing else out there which captures their attention. I once tried multiple times to show a property to clients. Continually the property was not accessible. My clients kept begging me to see it and I kept calling. Finally we were able to see it. The owners remained for the showing and proceeded to tell us that they would not sell. They hated their listing agent and would never sell because they would not let him get a commission. The only positive from this experience was that the owners sang my praises to my clients saying they finally allowed us to see the home because I was so relentless. However, it was a huge waste of everyone's time.

We hear from buyer clients over and over that if there isn't a good representation of the property in pictures, they assume there is something wrong with the property. Pictures please and access too! You do have to wonder if it is a short sale don't you?

The mind does go there! I prefer to have as many photos as possible...it helps to sell the property to online viewers.

Sounds like the owner was trying to sell this property out from under the tenant without telling them they were selling it.

Sounds like they really don't want to sell.  Maybe they are just going through the motions so they can live there free for a few more months and the lender doesn't start foreclosure proceedings.
