Staging your home is an instrumental part of the selling process. It helps to expedite the sale and increase your profits. According to National Association of Realtor statistics, staged homes "stay on the market 83 percent less than a home that has not been staged." You can begin staging before we come to your home for a market analysis. Start by grabbing a few boxes and heading into a room. You can de-clutter a room by packing up items you don't use everyday. You will be moving anyway right? Take some of the books off the shelves, open up the closet space by removing excess coats and clothes you are not using in that season, or remove some of the extra items off the tops of tables and counters. Your goal is to make the open feel open with excess space.
The next step is a thorough cleaning. Get down there and scrub to the corners. Grab a rag and really polish those appliances. Buy a few candles to create a fresh smell in the home. Your efforts will pay off big-time in the end.
Some of our clients even rent a small storage unit to get the excess boxes and pieces of furniture out to really open the house. You can make a small living room feel much larger by removing the large couch and leaving just the love-seat, for example. A lamp placed in a corner will create a light and bright feeling. Open the windows and let the fresh air come in. It might seem all like a unnecessary effort, but it really gets you started on the moving process. Once your transaction starts, there will be many things to do and a head start will help to smooth the process.
If you want to achieve results in this competitive market, you can consider some minor home improvements to increase your marketability. Let's look at the walls. Perhaps a fresh coat of paint will really make the room shine. You can consider a color accent wall. I dated light fixture can be replaced for a minimal cost. Fix that broken screen door hinge in the back. Maybe the deck could use a quick coat of fresh stain. These inexpensive improvements will result in a high selling value for your home.
