Every so often, I like to analyze the effect of swimming pools on home sales, home prices, and home values.
As we continue to sell homes in Tallahassee during the heart of the Summer swimming season, could there be a better time to look at homes with cool, refreshing pools? I think not :).
Homes For Sale With Swimming Pools In Tallahassee

Swimming Pools And Home Prices
Now, on to the report and how swimming pools affect home prices. Through mid 2012, we can see that homes with no pool are priced about 26% lower than they were at the peak of the housing market, while homes with pools are only priced 19% lower.
Swimming Pools And Home Values
Home values are still falling in Tallahassee, and homes without pools are leading the way. Currently, homes without a pool are down 31% from the peak of the market, while homes with a pool are down "only" 27%. Apparently, having a swimming pool makes a difference!
Swimming Pools And Home Sales
The next real estate graph shows the number of home sales each year, by category. In order to get both categories on the same graph, I divided the result for homes without a pool by 10.
Homes without a pool sold 61% fewer in 2011 versus the peak of the market, while homes with swimming pools were down 51%.
Homes With Swimming Pools
Finally, we can see that homes with swimming pools represent about 16% of the homes sold this year in Tallahassee, which is higher than previous years.
