Gwinnett County Suwanee, GA- VA Short Sale just approved with Chase

I listed this home as a short sale on March 13, 2012 and we received our first offer on April 9, 2012.  The offer was immediately submitted to Chase along with all the necessary documentation from the seller.  Next Chase ordered the BPO which was turned around pretty quickly about 7 days.

The file was assigned to a negotiator and we were on our way, then I found out that our buyer had never seen the property.  When she finally saw the home she was not satisfied and asked that the seller replace the carpet which the seller could not agree to so that buyer walked.

We then had several showings the weekend the property went back on the market and had a new offer by May 27, 2012.  Once again I provided all the new info for our new short sale buyer to Chase and submitted any and all necessary documents for Short Sale Approval. 

There was a lot required from my seller and every time he thought he submitted the last piece of paperwork there was something that was requested.  Inspite of that we worked together and provided all the required documentation and finally today we received Short Sale Approval.

Needless to say I am super excited for my seller that this Gwinnett County, Suwanee,GA VA Short Sale just got approved with Chase! 

Short sales are tough, but they can be completed successful with communication with all parties involved.  I worked to keep the buyers agent involved by keeping her updated on the status, my seller always knew what was happening and I communicated with the negotiator once he was assigned.

It's not over yet we just received the approval and we still have to get to the closing table, but I have no doubt we will!  My seller will also receive a relocation incentive as a result of doing a short sale on the property.  That's right although this property is underwater the seller will get a relocation incentive.
