June 26, 2012 - - - Inventory continues to be nil in Aliso Viejo. There are only 74 residences For Sale without an accepted offer – pretty amazing considering there’s almost 50,000 people who live in Aliso Viejo!
Demand remains high at 117 new escrows per month. I believe the number would be much higher if there was something to buy, especially if we had more places under $413,000 For Sale.
Aliso Viejo Listings by Price as of June 26:
Less than $350,000 = 10 residences - 14%, down 9 more percentage points since June 12!
$350,000 - $475,000 = 24 - 32%, UP 7 points!
And > $475,000 = 40 - 54%, up 2 more points!
Boy, the cheap stuff is really gone! There are only 10 residences For Sale under $350,000! This development is incredible when you consider on January 31, 49% of the homes listed in Aliso Viejo were under $350,000!
Aliso Viejo is only 4 miles to the beach as the crow flies. It IS a beautiful place to live.
Short sales have taken a back seat to Standard Sale listings. Short sales are only 16% of the listings. I believe this will continue until at least September when regular Sellers start taking a break. This will cause the percentage of short sale and REO listings to increase. Short sales and REOs’ know no season.
Aliso Viejo Listings by Type, as of June 26:
Standard Sellers = 58 - 78%, up 6 percentage points since June 12!
Short sales = 12 - 16%, DOWN 5 points!
Bank-owned foreclosures = 4 – 5.4%, down 1.3 points!
According to Steven Thomas, as of June 21, Market Time is 0.64 Months in Aliso Viejo. It is tough to be a Buyer now.
So far in June, 28 Sales have Closed in Aliso Viejo under $300,000. So we may see a drop in the Median Sales Price. The final June numbers will be released July 18th.
