I drive by this gorgeous home everyday in Hamburg, New York. Its an older home, but by the pictures in the listing it is updated and done very tastefully. When this home first went on the market I drooled over it because it would be perfect for my family (if I was looking to buy a home), so it has held my interest and I check up on it from time to time.
This home has been on the market for over a year. In Hamburg, New York, homes sell well, but over the past few years prices have dropped slightly. This home is on its second Realtor. It started at about $219,00 if I remember correctly. At the time I thought "wow that is high".
One year later, this home still sits on the market. it is on a very well traveled street in Hamburg, New York and has been seen by thousands. Like I said before, it is in great condition. So if its not condition and not a bad Realtor, then it has to be price. This property is now listed at $159,000. A huge reduction from where it started. Unfortunately, it has been on the market so long it is stale. Buyers start to wonder what is wrong with the house. 
Just think if this home would have started out this price one year ago. It probably would have been sold very quickly. This is a good price for this home, but its been on the market so long, many will just pass it over.
Its important to price your home from the start. If not, you home will just languish on the market, even if its a good home.
