open house signSelling your home in today’s housing market may seem an impossible task, and for those who fail to approach the issue with knowledge and determination, it may well be. Many experts now agree that the housing market has experienced structural changes and predict that a return to pre-crisis sales levels is many years away. However, that doesn’t mean that homes won’t sell; it just means that serious sellers have to be more educated and involved than ever before.

 

While some areas of the country have recovered quite well—we all understand that “real estate is local, and in some cases hyper-local—many areas continue to struggle. And it’s in those areas where sellers can benefit from the following tips:

 


THE BASICS:

The home must be priced competitively. (An experienced real estate agent can help determine the appropriate price)

The home must have curb appeal. (Most buyers review photos online and drive by a property before touring the inside. If the photos or curb appeal don’t entice the majority of buyers to want to see more, then the potential market becomes smaller)

The home must not have visible serious defects. Peeling paint, deteriorated roofing and non-functioning equipment are just a few of the more obvious problems that should be repaired prior to listing)

The must be kept clean and uncluttered. (Dirty or unkempt homes turn off buyers)

 

The key to selling a home in today’s market is to be involved in the process. Understand your local market and consult with real estate agents to determine the best approach for selling in your area. Finally, serious sellers should read the following articles to gain an edge over other sellers and to be able to make their home stand above the crowd. Selling your home in today’s housing market may not be an easy task, but it’s easier if you are willing to participate in the process.

John, all good advice----especially in the context of having the home inspected.  The reasons you give could be greatly helped if sellers had the kind of information a home inspector could give them.  (by the way---nice to see you---I thought I was going to have to email you to find out what you were up to :)

John:  There should be reasonable expectations of a home, especially when on the market.  It isn't being unreasonable to expect that the home be well cleaned, maintenanced, and worthy of showing.  I know some buyers go overboard with their demands, but what you speak of seems within most seller's grasp. When it is looked at properly, price leads the parade, but if the place is cluttered, or dirty, it could sit on the market forever and not even be able to be given away.

John - I agree that the hyper-local markets, within a regional market, can experience wildly different outcomes... including based on the list price.  A knowledgeable, active participant seller has a leg up on just about any other seller on the market. (At least in my neck of Northern Virginia)

I would add that the home needs to be showcased properly - de-cluttering often isn't enough. There are two parts to getting a home ready for sale and they are the preparation (de-cluttering, painting, smart upgrades, repairs) and then showcasing (furniture editing & arrangement, maximizing focal points, adding home decor accents). This is the best and most effective way to prepare a home for sale so that it models a lifestyle buyers want to have for themselves.
