Retiring in San Diego sounds like a dream for many people, but we do have some of the best weather in the country. Not to mention a county that spans from the mountains to the ocean and much to do in between. Several years ago, I met with a retired couple from Florida and they had a desire to find a place in San Diego to have as a second home. We searched from Oceanside all the way out to Scripps Ranch. We couldn’t find anything back then that was affordable for them. They ended up going home to Florida and giving up the idea of having a place in California. Times do change though…
So, what would we have for a retiring senior today? Well, we have senior communities that are age restricted and in some of them you are required to be at least 55 years of age. I don’t have to tell you that our local real estate has gone through another market cycle since those days and for many seniors, San Diego County is affordable once again, and the best part is that for seniors, the age restricted neighborhoods actually work for them, since the rest of the buying market can’t live in those areas.
I recently searched for attached homes just for seniors in San Diego County and there is currently an inventory of 42 places available under $300,000.
Also, there are manufactured homes for seniors under $100,000 in San Diego County.
As for detached homes in senior communities, I could only find 18 homes under $400,000.
Now I admit that sounds steep for some, but California does have proposition 60 and 90 still in effect, which allows a senior to transfer their property tax base from where they currently live if they want to downsize their lifestyle.
