SELLING YOUR LYNN VALLEY, NORTH VANCOUVER HOME?  HOME STAGING TIPS

Are you planning on selling your Lynn Valley, North Vancouver home?  Before you list your home, think about having your home staged by us, Exit Stage Right home staging.  Ask yourself, what does Lynn Valley have to offer, and why would buyers be interested in this community?  Once you’ve answered this question, how can you bring a sense of community into your home for sale?  How can your home for sale speak to its location?

North Vancouver Home Staging-Before & After Photos

Lynn Valley is a wonderful, historic community.  This area is also a nature lover’s paradise.  Everyone knows about the Capilano Suspension Bridge, but the lesser known albeit equally fabulous Lynn Canyon Suspension Bridge is located in Lynn Canyon Park.  There are beautiful hiking trails, waterfalls and the Baden Powell Trail.  You can even have a latte at the Lynn Canyon Café, offering coffee from 49th Parellel.  For budding scientists, there’s the Lynn Canyon Education Centre, a natural history museum, where you can learn about the local rain forest, slugs and bugs!

We recently staged a home in Lynn Valley, not far from Argyle High School.  The home is located in a private, park like setting, with greenery visible from every window in the house.  The home really felt like a cabin nestled in the woods.  We went with this feeling, and used more organic greens, browns and oranges throughout the home.  This home was mostly vacant, although there were some of the home owners pieces still there.

Here are some Before & After photos of this property.  This property sold within days of being on the market, with four back up offers.  The home owner mentioned more than once how home staging played a key role in the quick sale of their house.

BEFORE - They Foyer was feeling tight and cramped with a piano front and centre.

AFTER - We relocated the piano to the living room, and added colourful artwork and flowers to make a bright, cheerful first impression for buyers upon entering the home.  Our aim was to tweak interest and spur buyers on to want to see more.

North Vancouver Home Staging-Before & After Photos

BEFORE - With a window bench seat to one side, and an opening to the dining room to the other side, furniture placement seemed a challenge in this empty living room.

North Vancouver Home Staging-Before & After Photos

AFTER - By placing furniture in the living room, buyers could see that there was plenty of space to entertain and chat.  A strategically placed tree minimized the unsightly electrical panel to the left of the fireplace.  We also brought in green and orange cushions to speak to the colours of the forest and the Koi pond outside.

BEFORE - There was an existing Danish modern dining table and buffet, but the room lacked colour and personality.

AFTER - We brought in colour through artwork, textiles and accessories.

BEFORE - There was a pretty room overlooking the garden, but again, being empty, this room's purpose seemed a bit confusing.  If too much space can be a dilemma, we had it!

AFTER - We added some mid-century modern Barcelona-type chairs to create a cozy reading area.  The perfect place to hide away.

AFTER - In the background, you can see another room that we furnished as a media/t.v. viewing room.  Because you had to walk through this room to get to the den/garden room, it couldn't be a spare bedroom.  Also, the house already had 5 bedrooms upstairs, so there really was no need for an extra guest room.  Again, without furniture, these rooms could have been very confusing for buyers.

Hi Sally ~  Your staging really helped this home's layout make sense to potential buyers. The empty spaces held no appeal at all until you added color and showed function.  No wonder it sold quickly and had back up offers -- congratulations!

You're on a great roll with these Localism posts -- good job!

Hi Sally,

Beautifully done!  I just love all the energetic colors you used. It really brought the outdoors in.  Every room was infused with style and comfort.  I kept going back over the photos of each room and re-looking at them...  I'm sure the buyers felt the same when they were viewing the home.

Maureen - The biggest problem with the house before staging was the extremely confusing floor plan.  Buyers wouldn't be too sure how to use some of the rooms.  This is where furniture placed in a room becomes so important.

Ha ha - it's been fun to write this localism series!

Roger - Why thank you - takes one to know one!  Wow, you really aren't sleeping, are you?

Valerie - We have so many pretty communities, it's hard to choose!  Lynn Valley is a hiker's, biker's, and nature lover's paradise.  I know - I'm still waiting for the perfect home to have my way with Eiffel Towers!  I think I'm going through withdrawal!

Joanna - This is high praise coming from you - I love your work.

Linda - This home is located in such a peaceful setting.  It's on a very quiet street and is set way back.  No other accent colour but green would have suited this home (with a little hit of orange for energy thrown in, of course).

Love how you're talking to a koi pond...seriously, Sally, the color selection does reference boththe koi and the  scenery!  Lovely.

Julie - What?  Doesn't everyone speak to a Koi pond?...  Remarkably, the racoons seem to pass on this particular pond, and I'm not sure why.

Lovely, Sally. That den was in a funky spot, but your clever space planning turned it into a cozy feature. Awesome work!

Kim - It's true.  The walk through to the sun room was a little "different", but by placing furniture, and spelling things out, it did work!

Sharon - I agree.  The living room did look really dated.  I expect the new owners may want to update things a bit - I think I'd start with the fireplace...

Kathy - Thank you so much for the Feature in Staging Before and After Pictures!

Sally- I love what you did with the family room.  It now looks so cozy.  The before pics were nice but the After's add a lot of warmth to the home. I love those touches of green and tangerine.

Karen - Thanks!  Adding colour is a simple yet effective way to make a home look more appealing and shine.

Kathy S - The family room was such a lovely room, but didn't look like much when vacant.  Adding the furniture and artwork definitely made the room look more cozy.

Hi Sally.  Sounds like a lovely area to live in.  You did a great job on staging this property.  I love mid century modern pieces those are fabulous!

Thanks for a great post.

Wendy - Thanks!  I know, I'm also a huge fan of mid-century modern furniture.  The Danish modern dining set dictated that we continue this era, and I'm very happy with the results.

Sally, love the fact that you moved piano from the entrance. You changed that boring house into very welcoming and happy space. I also like an accent color combination.

Anna - Oh yes, seeing a piano upon entering was not a great first impression!  Yes, the house was a bit of a snooze fest without any furniture or colour.  We changed all that, and this house is now sold!

HI Sally, love the mid century furniture addtions. I have attended a few design seminars recently and they are all saying the mid century furniture is the next big thing so keep your pieces on hand.  You will be seeing them soon in magazines like style at home and canadian house and home. Great work as always. Love your style and pops of colour. I know we aren't supposed to say pops of colour but really, what other way is there to describe such yummy colours.

Michelle - So funny.  I was told off in interior design school by an instructor when I was doing a presentation and used the term "pops of colour".  Really, I'm sorry, but pops of colour is exactly what they are!  I love mid century modern too, and it seems to work in so many settings.  Love the sleek, clean lines.
