 View of Dundarave, West Vancouver

What does the Dundarave area have to offer home buyers?  What’s so special about the Dundarave area?  Dundarave is a wonderful village, offering one-of-a-kind boutique shops, restaurants and cafes.  Feel like a British Pub?  There’s the Red Lion for a pint or two.  Hankering after a nice, frothy latte?  Delaney’s will be happy to serve you.  Fancying a healthy, light lunch or dinner?  The Dundarave Fish Market has a delightful, fresh menu.  Feeling like authentic Italian fare?  Verdicchio’s Deli won’t disappoint.

Dundarave is located right on the ocean.  Simply walk a couple of blocks down the hill, and you arrive at the historical Dundarave Pier, The Beach house Restaurant, and West Vancouver’s mile long Seawall.  This is a community where everything is in very close walking distance.  Many people downsize and retire to Dundarave, because of the easy access to shopping and leisurely walks.

Here is an example of a townhome we recently staged in Dundarave, West Vancouver.  The target home buyer was more mature in age.  Therefore, we didn’t go crazy mod, but stayed with a very traditional feel to the home.   We staged this home by paying homage to the Dundarave location and ocean beyond.  We brought in art and accessories that would remind a home buyer of the sea nearby.

Here are some Before & After photos of this Dundarave, West Vancouver home for sale.

ENTRY - BEFORE - This Entry doesn't really excite a home buyer or make them want to see more.

ENTRY - AFTER - By adding a scale appropriate vase and flowers, this Entry is far more welcoming now.  I love the home owner's console table, made out of an old, vintage suitcase!

Dundarave, West Vancouver Home Staging - Entry

BEFORE - This bedroom was just ok.  The bedding was a bit dated, and the room felt a little sparse.

AFTER - We added bedding and accessories that reflected where this townhouse was located - right by the ocean.  We used cushions with shell buttons, a soft, blue colour to remind one of the sea, and other nautical accessories.  We also spoke to the demographic, a buyer more mature in age, by adding an antique shoe form, and old, vintage books.

BEFORE - The Master Bathroom was pretty nondescript.

AFTER - Again, we brought in items like sea shells and starfish to remind the home buyer of this great seaside location.

Dundarave, West Vancouver Home Staging

BEFORE - This Master Bedroom didn't really need much - just a little tweak.  The French Toile fabric of the bedspread actually worked well, as the target buyer would be more traditional.

AFTER - We played this room up as a sanctuary, where one could spend a quiet moment, sipping tea and enjoying a good book, away from all the hustle and bustle.  We also added some antique, wooden badminton raquets, to speak to a more seasoned buyer.

BEFORE - Again, there was nothing remarkable about this Den.

AFTER - This Den is now the perfect spot to study those nautical maps, watch an episode of Jacques Cousteau, or catch up on the latest marine biology discoveries.

Of course, at the end of the day, it's all about the view.  We set this patio up to compliment the lovely ocean view of the Georgia Straight.

Hi Sally ~ Every room in this home benefitted from your staging tweaks!  Nice views and a great location, too.  Congrats on helping your sellers with the quick sale!!

(BTW I'm LOL at your comment about the racquets being placed there "to speak to a more seasoned buyer."  You mean an OLD person like me, right? :-))

Janice - Thanks so much!  It's funny how some homes have too much "stuff", and others, not enough.

Maureen - Too funny!  Ok, yes, "seasoned" is code for "old", but I'm afraid you do not fit into that category, at least not yet!  And I will not admit to remembering when people played with wooden racquets...

Sally, I'm wondering how much time you spent at the Red Lion pub going over the home's transformation in your mind? I love that patio, what a great place to sit and nurse my hangover in the sea breeze.

Malcolm - Ha ha - I'm sure it took about as much time for me to plan the home stage at the Red Lion Pub as it did for you to compose your wonderful piece on Consecon, Prince Edward County at the Old Mill Pub in Consecon!  All I can say is "cheers to that"!

It is sooooo about the little things and you showed that so well. I am still trying to figure out the big floral thing on the bed, it looks like a big bow! LOL

Peg - I also used the home owner's cook book for the kitchen.  It's the cook book from The Salmon House on the Hill, a local West Vancouver restaurant that everyone brings their out of town guests to, because of the spectacular view.  The foods pretty good, too!

Ha, in the first bedroom picture I think there are 3 pillows on the bed but at first glance it looked like a big bow on the bed. :)  Not good....

Preparing your property for sale

HI Sally, love the little tweaks. I agree, showing the tie in with the local area wins every time. I use cook books as well when staging. A small story if I may.  I was called out to stage a home where the home owner had actually purchased another home that I had staged.

I asked him out of curiosity what had made him buy the other staged house. He said as soon as he saw the  Master Griller cook book on the counter he knew it was the house for him.  He asked if I had placed that particular cook book on the counter. Of course I had so that was a lesson for me to use every marketing oppotunity available to allow a buyer to connect with a property.

Love your work here. Especially the striped bedding as it allows the room to appear wider than it is . Great staging technique.

Michelle - Love your story, and it goes to show that you never know what small staged detail may resonate with a buyer.

Wendy - Oh, it's definitely worth a visit.  Go for a coffee at Delaney's and then go for a nice stroll along the sea wall.
