The numbers are in. The market consisting of single family homes are as follows. Total active listings at the end of the year were 58. Their was 16 total sold properties and 4 that were pending at the end of the year. A total of 30 properties expired off the MLS system. This means they did not sale in a six month period. Twenty percent of Aventura is made up of single family homes.
The other part of the single family market consisting of Condominiums, townhomes and villas is as follows. Their was 2,152 properties on the market at the end of 2006. Their have been 471 closed sales during 2006 and 107 properties were pending closing at the end of the year. 1,272 properties expired off the MLS system.
These numbers are stagering if we look back to 2005. We average 40.58 total sales for themonth in Aventura for the year of 2006. The numbers don't lie the market has turned and we are in a buyers market that have very few buyers making purchases. We saw an average of 108.5 properties that expired off the market each month.
The prices are down and the time is NOW to jump back in the market. Properties are on the market for the pickings and great deals can be made.
