HEY Mrs. Buyer - Why are you climbing on the seller's furniture?

"SHHHHH... I am listening for airplanes" said the potential buyer. This followed me coming up from the basement showing the husband the mechanicals, where after walking around the corner, the wife is on a chair, which is on top of the home owners couch with her ear pressed to the ceiling.

It is common for Buyers to analyze positives and negatives of a home. It is common for buyers to ask questions. It is common for buyers to seek professional opinions or to seek inspections. It is not common for buyers to make a Macgyver type ladder to listen for planes flying by.

Living in a city with a large airport you will hear some planes. Some neighborhoods will be noisier than others if they are in the flight path. Most buyers seek this info from the airport. Many of these neighborhoods have been soundproofed throughout the last decade by the federal governement.

When we helped her down she proceeded to inform us she lived in a neighborhood where the planes kept her up in the past and wanted to make sure you could not hear them. I informed her of the sources to get this information and she informed me "that no source was better than her own ear."

What is the moral of the story? Well first off It is not recomended to place a chair on the sellers couch. Second it is important for a buyer to relay any concerns to their agent so that their agent can help them through each step of the buying process.

I'm sorry, but even though she had a reason, there is no excuse to put on chair on someone's couch and stand on it. Sometimes buyer's forget that this is someone else's home!

This is terrible - she could have fallen and hurt herself which could have turned into a real nightmare.  She really needs to learn respect for other peoples property - you just don't climb on peoples furniture.

Hi Scott, I guess I'm lucky, in 20 years of selling Real Estate I have never had a buyer that did not respect the sellers property, except in REO's. I have never worked in a big city so maybe that's the reason.

Sometimes we just have to be firm and remind buyers they can do those things after they buy the house.

The liability factors to both the sellers furniture and the idiot buyers neck are pretty extreme in this situation.  Someone should suggest that she bring a sturdy stepladder to all future viewings.
