What's Your Price Range?  I don't Know...Just Show Me What You Have!

Realtors...Don't you just love it when you ask the question of a buyer , "What's your price range"?...and the answer is less than helpful like; "I don't know...Just show me what you have"!  As real estate agents we usually can and must get an accurate answer to that question.  Usually our next question to the buyer is; "Have you been pre-approved"?  "Not yet", "I know what I can afford", "I'm just looking" come the answers.

Most expensive homeBuyers:  The most expensive home in the Northern Alabama Multiple Listing service is a 13,450 square foot, 8 bedroom 12 bath, Gated Estate in Harvest Alabama priced at $3,500,000.  The least expensive home is a 2,128 square foot,Least expensive home
 2 bedroom, 2 bath bungalow in Gadsden Alabama priced at $7,500.  There are 8,739 other homes between these two extremes.  I've been told that I'm pretty good at what I do, but I'm just not good enough to pick what you can afford without a pre-approval letter.  I'm willing to show you a few homes at our first meeting, but you need to speak with a lender and get a pre-approval letter, otherwise you may well be wasting the sellers time, my time and yours as well.

This goes very well with another blog I read about people just wanting to see homes. People think that is all we do is drive around wasting our gas to show homes. Wow, you must be a great mind reader Nick. Show them all your million dollar homes lol.

Nick I don't know you seem to be getting a little picky not wanting to show them all 8,739 house ........ LOL

I get the same thing, but it goes something like this.  "My credit is excellent and I know what I can afford, so just tell me what the monthly payment is".  Huuuuuuuuummmmmmmmm NO, let me pull credit and tell me your income, and then I will give you a monthly payment.  If they don't want to do that, then they need to move on and wast someone else's time.  More often then not when they tell me that they have excellent credit, but will not let me pull credit, the credit scores end up in the 400 to 500 dollar range.

Hear it over and over Nick! Not sure if they don't want to divulge information on the first meeting or are afraid agents will only show them homes at the top end of their scale. It is an issue.

NICK! I know this market is improving by leaps and bounds every day because fewer and fewer agents are caving, they are standing up to buyers and sellers, requiring the house to be clean, the price be reasonable, the financials be in order and such.

Wow Nick, sounds like someone walking onto a car lot really?  In today's climate I guess they think you have nothing better to do than chase your tail and then smile when they say to you oh I can't really afford anything right now my credit is c---?  Sounds a little like the staging business lol:)
