The Final Walk-Through, Glacier View Meadows Livermore, CO

By
Real Estate Agent with United Country Ponderosa Realty, Red Feather Lakes, Colorado

Today, is the buyer’s final walk through…we are getting closer to closing.

These  days it can be challenging to even get a real estate deal put together- but add in a natural disaster like the High Park Fire and well, there were moments when I thought we would never get this far.

If you were traveling to Glacier View Meadows today, thankfully, you would not notice too much that is different unless you went down to the 12th filing.  The fire roared through the 12th filing faster than anyone could imagine.  The 12th filing was my second destination this morning.

But first, I went up to my listing, before the buyer’s final walk-through, to open the windows and let the cool morning air in.  A little rabbit ran beside me as I drove down the tree lined road and I must have seen 20 deer happily grazing in the green grasses underneath the trees. The skies are a little hazy/smoky today, but my seller's beautiful views remained the same as they were before, (the picture above was taken on a blue-sky day).

Except for the yellow "caution" tape tied around address signs or tree branches, everything looked the same in most of Glacier View Meadows as it did before the fire.

The taping was left by the firefighters, I believe as they went from house to house checking, turning off the propane tanks, perhaps making sure there were no occupants or pets left behind…it’s not a “caution” tape at all – but a sign that they were checking and all was clear.

After opening the house for the buyer, I had to go down to the 12th filing where I have 3 vacant land listings for out-of-state sellers and I promised one of my out-of-state buyers that I would check out their land as well.

I was dreading this part of the morning. Seeing houses reduced to rubble and so many trees burned was gut wrenching.  I travelled slowly and quietly in respect for the dead- both trees and dreams.  A group of trees that survived, patches of green grass amid the charred landscape, a bird singing from the tree top, and a little bunny running about lifted my spirits- there is still life there.  The land will heal.  In time, our hearts will heal too.

I wondered why a rickety old snow fence didn’t burn, while the home next to it was completely destroyed.  I thought about the valiant fire fighters who saved the homes that remained standing.  So many of them were not from this area and the roads can be confusing…thank goodness they all made it out safely through the smoke and flames.

It was an emotional morning- both happy and sad.

Such sadness for homeowners who have seen their dreams reduced to ashes – their final walk-through will be to say goodbye to all they once knew

and happiness for new buyers doing their final walk-through in their new home-to-be; bringing their own unique hopes and dreams to Glacier View Meadows, in Livermore Colorado.

Mary, so glad to hear the buyers and sellers were able to see this one through and that many of the residents were spared. Glacier View is such a beautiful part of Colorado. I have been travelling through the area for over 40 years on my way to Red Feathers.

Let the regeneration begin. Hopefully those who lost their homes have insurance companies to believe in paying claims and not just collecting premium payments.

Mary, how gut wretching that must have truly been for you when you drove to the 12th filing to see what was destroyed and what was spared by the fire.  Nature and people are incredibly resiliant, and you Westerners are famed for your hardiness and pioneer spirit.  I am so happy for you and your family that your property was spared, and may you be a comforter to those who lost their homes,  or had those wonderful trees destoyed on vacant lots.

Still the big picture is that one can look beyond their immediate charred property lines and see the beautiful Mummy and Never Summer Ranges and all the majesty they still project.  Thanks for letting us know what is going on in your MOUNTAIN PARADISE, my friend!

Mary, we had very serious wildfires in the last 1990s and our son had to set a back burn to save his home. I-95 and all roads to Jacksonville from Orlando were closed at one point and we couldn't travel to pick up our teenage son. The devastation of the forest was visible for years. I know something about what you are experiencing but we didn't lose as many homes.

Just terrible.  I hope the new buyers will be happy and not panic at the possibility that now or down the road it will happen to them.  The running bunny tells all of us that things will be alright and life continues.

Mary, Your story brings tears to my eyes. Fire is so destructive and can completely change a family's life forever.  Your tale reminds us to appreciate how fortunate we are to take in the beauty all around us. I hope everyone is alright.

I can imagine how you must feel.  I know that I often get choked up when I am hired to take photos of homes in foreclosure and see back yards with dead trees and dead vegetation. Not due to a fire, mind you, but due to neglect, which is worse. I want to yell at those sellers: what did those trees ever do to you?

I am relieved that you all can go home now and you are safe, Mary.

Thank you all for stopping by and for your thoughts, I appreciate it!

Juli, you're absolutely right, life and family are the most important things!

Lou, I'm wondering how long it will take to regrow and be beautifully green again.  It will be a wondrous thing to see and will be greener than before!

Hi Joan, ' so thankful that most of Glacier View was spared- almost all of June was an emotional nail-biter.

Hi John, next time you drive up to Red Feather, please stop in and say hello.  I'm glad for these buyers and sellers too it's been quite an ordeal for them.

David, I hope so too- I know of one uninsured owner whose insurance was cancelled (because the house was vacant) and she could not find another insurer (because of the fire)...   I like your first line " Let the regeration begin"

Hi Lloyd, please keep praying...I think the monsoons are  heading North!  Thanks Lloyd.

Hi Bruce,  I think you are right about the Mummies and Never Summer views...once the charred lands return to green it will be spectacular again.  Right now a little imagination is needed to look beyond what is or isn't there! Love your idea about the hardiness and pioneer spirit!

I will get back to this and hopefully visit all of your posts soon.  For now I have to run, thank you again!

I'm not sure that the fires in San Diego can even compare with what is going on in Colorado. It is just awful and so terribly sad. Thanks for sharing your experiences so candidly.
