Princeville Kauai condo (and house) + short sale update for the week of Jun 24th to Jun 30th

Happy Fourth of July! If you’re on Island you may want to take the opportunity to come down to the Pacific Missile Range Facility (PMRF) on July 3rd for music, fun, food, crafts and fireworks. This annual event is open to the public, with gates opening at 4 and ending at 11.

As for real estate, June 2012 Stats easily surpassed June 2011 with 80 total sales compared to 66 in 2011. As far as condos go, there were 28 sales in June 2011 compared to 35 this past month. All indicators are that the market is in recovery – perhaps a slow recovery but a recovery nevertheless. Here is your update for the week just past:

New Listings:
Hanalei Bay and Bali Hai view Pali Ke Kua 215 is new on the market listed at $1.050M after selling for $625K in 7/01. It is a successful vacation rental.

Back on the Market:
Pali Ke Kua 3 went into escrow on 6/23, and came back on the market this past week. It was purchased for $85K in 11/97, and reduced to $349K from $379K as it returned to the market. Plantation 1712 went into escrow on 6/21 and is also back on the market priced at $398,999. Despite selling for $515K in 2/08, this downstairs condo is not a short sale.

Contingent:
Leasehold Pali Ke Kua 126 went quickly into escrow while priced at $624,950. It last sold for $236,800 in 3/99.

Sales:
Bank owned Cliffs 2203 sold for the list price of $189,999. Purchased in 5/02 for $130K as a leasehold unit, this unit converted to fee simple in 4/04 for $66,150. It was foreclosed on in 10/11. Ali’i Kai 14A sold for $294K while listed for $299K. This downstairs condo was not a short sale even though it sold for $385K in 8/03. Short sale Plantation 211 sold for $350K cash while listed for $399K. It was purchased for $595K in 6/07.

Expired:
Pali Ke Kua 13 was listed for $439K. It sold for $121K in 8/96 and started out listed at $489K. Cliffs 9302 sold in 9/99 for $205K and was listed for $691K when it expired.

Withdrawn:
Sealodge D1, priced at $489K was withdrawn after 201 market days. This ocean view condo last sold for $325K in 10/02.

Price Changes:
Ka’iulani 8 sold for $1,939,420 from the developer in 3/08, and reduced from $1.389M to $1.225M. It is not a short sale. Mauna Kai 5A was priced at $349K when it reduced to $329K. It was purchased for $211,050 in 11/09. As noted under Back on the Market, Pali Ke Kua 3 reduced $30K to $349K.

I’m sure I sound like a broken record, but I’m going to say it again – this is a good time to buy. It’s also actually a good time to sell as there are many eager buyers looking for well priced properties, since many are still somewhat inflated. If you’re a seller with “realistic” pricing, you’ll pretty much be assured of a sale. I’ve seen some properties come on the market priced at less than what comparable units have sold for. It’s an interesting strategy because what usually ends up happenning is the home sells for over asking.

Have a wonderful Fourth of July, and don’t forget to come down to PMRF for fireworks and fun on July 3rd. It’s always a good time.
