Today, Park Plazas is a planned unit development of 442 homes connected by 36 plazas (cul-de-sacs) on 154 acres of trees and xeriscape landscaping. Seventy-five (75) acres are designated as open space and common areas all networked by eight (8) miles of paved pathways. In addition to the hiking trails, there are tennis and basketball courts, off leash dog networking areas, playgrounds for children accompanied by an adult, a recreational vehicle parking lot, storage areas and established landscaping making Park Plazas known as the “Green Place” in Santa Fe.

This community was envisioned and developed by Walt Chapman and Chapman Homes starting the mid 1970’s and completed by the mid-1990’s.The home sizes range from just under 1000 square feet to some of the Park Plazas Estates at over 4000 square feet. Most are between 2 to 4 bedrooms with 1 to 2 baths and one and two car garages. The monthly HOA fees are $105 per month plus your city water and sewer. These are some of the lowest HOA fees in all of Santa Fe for an established community.

Although this Park Plazas neighborhood is surrounded by a peaceful park landscape, you are not far from shopping, restaurants and two strong community magnets. Two community institutions are your nearby neighbors. You can take advantage of the Planetarium and other learning opportunities at the Santa Fe Community College campus. If you love to swim, ice skate, walk indoors and stay in shape, the relatively new Genoveva Chavez Community Center is another neighbor.

WHat in the world are we supposed to do?  I don't know about you but I am getting tired of having to keep SHIFTING directions.

We couldn't give homes away for the last few years and now we can't pry them away from owners to sell them for all the buyers we have read y to buy.

Kevin, I'm certainly not a fortune teller. And unlike shopping for cars, real estate is still a local market and all local markets are not the same. Without financing for land or new construction, the residential resale market is tight in many communities. The smart buyers are discovering this and buying homes, even if the home is not perfect. Park Plazas in Santa Fe is a first choice for many relocation buyers.

I enjoy these hyper local posts in different parts of the country. I always compare them with our real estate market and the more I read the more I realize inventory in down in most parts of the country.  It is a very fast shift of the pendulum.
