Happy Independence Month in Stamford Connecticut!  July is the time where historically the market begins to slow down, for a number of reasons.  Whether it was the end of the school year, beginning of summer vacations, or the heat, buyers seem to take a "summer break".  Well, that's not the case this month or for the beginning part this year. The first six months in Stamford CT have been consistent as homes continue to sell!

Let's take a look, for the month of June, a total of 71 single family homes sold.  The largest group of homes which sold was 24, in the $399,999 and below price range.  Of which 7 fell into the short sale and foreclosure category. The least expensive property sold was a 2 bedroom with 1.5 baths home in the Springdale section of Stamford. The most expensive home sold last month was located in the Shippan waterfront community. A 6 bedroom, 5.5 bathroom updated Colonial with 4,643 square feet sold for $1,700,000.

Currently there are 504 single family homes available for sale in Stamford. The price point between $1,000,000 - 1,999,999 holds the most inventory at 105 homes. The least expensive home is available for $205,000, which has 2 bedrooms and 1 bathroom and is located in the Southfield area of town.  The most expensive? An 11 bedroom - 10.5 bathroom island property located in Long Island Sound in the waterfront Wallack's Point community.  This once in a lifetime opportunity can be yours for the asking price of $15,400,000!  Any takers?

100 homeowners are currently awaiting the closing day!  It seems as if many may be 1st time home buyers and/or investors.
