Looking for an established neighborhood in Fair Oaks CA? Try the Bird Area.
When you ask someone where they live in Fair Oaks California and they say "the bird area", this is the neighborhood they are talking about.
With street names like Pheasant, Quail, Eagle, and Dove, what else would you call this neighborhood? Most of the area I have blocked out as this neighborhood is comprised of two main subdivisions. Those in Larchmont Hills were built in the mid-to-late 1960s. The current listing on Rockland (see the first home photo) is one of those.
In fact, that home is one of the most popular floor plans in that development, and there is also a neighborhood in Carmichael - just a mile or so west of here - that was built by the same developer and has a number of homes with this 4 bedroom floor plan as well.
The current listing on Sunset (see second photo) is part of the Casa Bella Park development which was built in the mid-1950s. In fact, most of the homes in the Bird neighborhood are about 50-60 years old, but you wouldn't know it to tour them.
Nearly every home in this neighborhood has been upgraded - sometimes several times since they were new. And some have additions and remodel work. This is a well-established neighborhood with lots of mature trees and landscaping, and you can see the pride of ownership when you drive through the area.
Roofs are generally in great shape, you won't find a lot of peeling paint as you might find in some older neighborhoods, and because there are good schools and parks in the area, and it is close to shopping, there are many families. Basically, it feels like a very pleasant place to live.
Over the last 7 months, there have been about 17 homes that have sold in the Bird Area of Fair Oaks California, and these nice homes have been priced very affordably. Here is a list of those homes sold in the seven months since December 1, 2011 in this neighborhood.
Currently, there are just 4 homes for sale in the Bird Area. Three of them have been listed only a couple of days, and since homes in this area are selling very quickly, I wouldn't be surprised to see them all gone within a just a few weeks.
If you look at the list above, you can see how many days the home has been on the market (DOM). The home on Sunset was taken off the market for a little over a month, then put back on, and that period is included in the total DOM, so its actual days of real marketing is quite a bit less than the 51 days shown on the report.
