The Brookfield Neighborhood of Family Detached Homes in La Costa CA

Carlsbad/ La Costa July 2, 2012.  Searching the MLS this morning for homes in The Brookfield Neighborhood of Family Detached Homes in La Costa CA, I noticed several items about the homes have changed over the years but the community is still sought after because of the location and the affordability.  I have know this neighborhood before the homes were started and have sold dozens from the 1980's. 

But first some basic information on this popular La Costa Neighborhood that was built by Brehm Communities in 1986 during the building boom of the mid 1980's into the early part of 1991.  There are 4 different floor plans (Plan A, B, C and D) one single level and 3 two story plans ranging from just over 1200 sq ft to 1813 sq ft per the builders brochure from 1986.  The single level home was a basic 2/2 for the first time buyer or someone not needing the extra space the othome for sale in la costaher plans offered.  The two story plans all had a vaulted ceiling in the living room so from the top of the stairs you could see into the living area.  This is where added sq ft has been added by some owners to create more space in the home.  But the openness was lost at the same time and some of the natural light from designer windows the builder had installed.

The Brookfield Neighborhood of Family Detached Homes in La Costa CA had some other features important for today's home buyer, the HOA fees are super low and there aren't any mello roos fees.  The neighborhood does feature a gated community pool/ spa and a few park areas which are useful to many family's in the development.

Because the selling prices of these tract homes were low enough to sell quickly the builder did find ways to keep cost down.  The first are the zero lot lines dividing the homes yards and the second was the installation of polybutylene plumbing of which many homeowners have switched to copper plumbing.kitchen windows, tile, cabinets

The Brookfield Neighborhood of Family Detached Homes in La Costa CA, PLAN B 1445 sq ft, notice the small windows at the counter top level. This plan featured a bedroom and full bath down with 2 bedrooms up.  The Plan D was the largest with 1813 sq ft 3/2.5 and the Plan C was 1665 sq ft.  I think the most popular was the D plan and the plan B was next in popularity. Priced in the low $100's back in 1986 when new ($109,000- $136,000), the prices shot up to the $700,000 price point in the boom year of 2005-2006. 

Today the prices are in the high $300's to the mid $400's and coupled with the low HOA fee of $85.00 it is on the top of the home buyers search for the La Costa Area.  If you are interested in real estate in Encinitas, Carlsbad/La Costa please give me a call or email me with your real estate needs today.

Mello Roos fees are a tax district.  The builders save on lighting, streets, parks by passing onto buyers as a fee.

joan, mello roos are a tax distrist passed on to the buyer when a developer builds a new housing project but dosn't pay for the street lights, sewer fees, streets etc up front and passes to the buyers on a 20 year bond payable monthly usually.  This lowers the price's the developer will charge for the home in a competitive market but of course the monthly mello roos fees on top of HOA fees, taxes will play a part in the buyer qualification even at the lower sales price.
