Tips for Prospecting

As a new agent in the field, I recognize the importance of prospecting the FSBO and expired listings in the area.  I would love to have input from the active rain community on tips for the initial meeting with a potential seller.  What do you believe is essential for the first meeting with a potential seller?  Your thoughts are appreciated.

Hello Janeen and welcome to C21...I am new to C21 myself after recently making the switch from Jack Gaughen Realtor ERA. I am in the Lebanon office for C21. It is great to see you found Active Rain, this is a great tool for all agents.

 Now for your question- I would say to show up at a seller's home armed with as much info as possible. This sounds simple but most agents try to wing it. You should know more about the local market then they do and have the facts to back it. What I have found great to use is to use the Price per sqft along with the normal comps. When you rattle off these numbers and tell them the average price per sqft for the area for their type of home, you show you are prepared and know the area. Hope this helps!!
