Common Buyer Mistakes

For the past several years it has been a buyers market.  But now because the market is starting to turn around buyers don't realize or can't accept the change.  Buyers are still making offers with the assumption that all sellers are desperate - This is no longer the case.  Buyers are missing out on properties because of these simple mistakes.

1. Low ball offers - Ridiculously low ball offers were considered the norm in the past, but buyers aren't getting away with them anymore. Most of the times we're seeing that the low ball offers are only insulting the sellers and they don't want to negotiate with a buyer who they think isn't reasonable.  Everyone wants the "deal" and sellers understand that, but the offer need to be reasonable to get a reasonable response from the seller.

2. Not moving fast enough -We've seen many properties hit the market at the right price & they're under contract within a few days.  One of our well priced listings was listed yesterday at 5pm & was under contract today by noon. If sellers are serious about selling & are willing to price their property correctly, it's going to move quickly.  Buyers that are on the fence about purchasing are going to miss out until they get their head in the game.

3. Contract with several contingencies - If a seller is comparing two contracts at the same price, one with several contingencies & the other a cash offer with few or no contingencies, the seller is going to go with the offer that is "safer" or cleaner with fewer contingencies.  Sometimes contingencies such as a financing can't be avoided.  If you need to have contingencies make the time periods as short as possible to show the seller that you really want the property & you're serious about the purchase.
