How I'd spend $500 per month on marketing and tech.

How would I spend $500 per month on marketing and tech?


If you asked me this question just 5 years ago, I would have a completely different answer.  Today, $500 can go very far in a well thought out marketing campaign.  Here's how I'd spend $500 per month on marketing and tech...

1.  Showcase account with REALTOR.com.  Cost $66 per month for my entire office (11 agents) to have their own accounts.  A showcase account is basically a listing enhancement feature on the most searched real estate website in the country.  I don't do Zillow or Trulia because of the inaccuracies.  I don't have time to babysit each listing on every website.  REALTOR.com is directly linked with every MLS in the country so it's usually accurate.

2.  Rainmaker account with Active Rain.  Cost $32.42 per month ($389 for the year).  If you blog correctly, you can get your blog post to rank #1 on a google search.  I just completed AR Bob's contest for 7 hyper local blog posts and all 7 are ranking #1 on google.  Not only that, the traffic to my AR blog and my company website is rising exponentially.  Imagine blogging everday when there's no contest?  A small, boutique office like mine can play on the same field with the big boys.  And I enjoy the content...it really is a fantastic community for real estate professionals.

3.  Integrated IDX word press website with SEO/RETS from Agent Image.  Cost $99 per month.  Google is king when searching for anything including real estate.  Most people go directy to google and type in a property address for information.  My listings go to my website!  Not to Trulia or Zillow where another agent, from another town pays trulia $500 per month to be the featured agent in my town so his name and face appear on my listing.  An SEO/RETS site with integrated (not framed) IDX is essential for EVERY AGENT!!!!!!

4.  "Just Listed" postcards from vistaprint.  I send 100 postcards to area residents for new listings in my office.  I'm averaging 1 listing per week so it cost $302.58 for 400 postcards including postage.  I'm a big believer in mailings, door hangers, and farming in general.  Farming works if you're consistent.  End of story.

Thanks Doug.  It really comes down to monitoring your marketing budget and your results.  What works for one agent in a community may or may not work for another agent in a different community.  It's very important to try different marketing avenues and monitor your results.  I've tried just about everything and this works for me.

Herman, thanks for mentioning Realtor.com. As far as listing accuracy goes, we get all of our listings directly from our 850+ MLS partners. More than 80% of those listings are updated every 15 minutes, and the rest are updated between 1 and 24 hours. That's 96 updates a day for the majority of listings, coming direct from the listing source--the MLS.
