Home Staging for Occupied Properties - a mathematical perspective.

By
Home Stager with Reveal Estate Home Staging - Vancouver

Home Staging Formula

A fraction of the many transformations by Reveal Estate Home Staging have been of owner occupied properties. Lately however, projects have been more equally divided between vacant and occupied listings. Several factors are increasing our business of merchandising lived in properties. Perhaps the largest factor is increased awareness. The home staging industry is gaining credibility at an exponential rate.

Homeowners are realizing that...

  • They do not have the time, inclination and knowledge required to prepare their residence for sale.

  • It is difficult to take the angle of a potential buyer and objectively evaluate your own home.

Adding a qualified home stager into the Real Estate equation pays dividends to the home seller by instantly increasing equity. It is all about plus and minus. Let me show you what I mean...

In the properties featured below, we subtracted excess furniture and personal items while adding strategically placed art, mirrors and accessories. Reconfiguring, editing and supplementing what the homeowners already had proved to be a great formula for multiple offers.

Savvy home sellers do the math.

Don’t leave equity on the table... consider having your listing professionally staged.

AWESOME!!  The rooms look fabulous!!!  I always try to remind my skeptical homeowner's that a little bit of staging first is always LESS than the first price reduction!!

Nice and amazing math.  By my calculations, you did a lot more subtracting than adding and you still came out on the plus side.

PS I have a math minor.

Beautiful job, and great analogy.  I especially like the technique you use in your after photos with the framing.

The transformation is smartly done. I just love how a generously sized mirror does magic for small rooms. Is that dining table different in the after shot? I think it is....You have all the right moves with the furniture, the camera, and I would guess you know all the right things to say to the client so they did everything you suggested to get this room ready for you to stage! Congrats on multiple offers too.

Thank you to all who took the time to read and comment on this blog.

Marci,  busy doesn't even begin to describe the last couple of months. I assumed things would be slowing down in the staging biz over the holidays but no such luck! I am not complaining however......"you have to make hay while the sun is shining" right?! Thanks for checking out the blog SIS.

Kathy P, thanks for commenting, I loved that chair in the first room.

Melissa, I am one of your biggest fans. I am so happy to see that you removed the stock images from your sites. I take all of the photos myself. I have no idea how to use photoshop however I do use picassa (free from Google) to straighten and sharpen them.

Sandra, people are becoming more and more educated on the benefits of staging. Thanks for commenting

Phyllis, we provided art, accessories and some smaller furniture pieces from our inventory.

Kathleen G, I share your dislike of small artwork on large walls. I have seen groupings of many smaller frames that looked good but it would drive me nuts trying to get them all evenly spaced and then hope they remained perfectly aligned for the next 30 days.

Kathleen L, yup way more subtracting for a positive outcome.

Kathy N, thank you kindly for the feature.

Marina, I frame all of my after shots with picnik.com.

Gina, thanks for commenting, I have been enjoying your show.

Paula, adding that mirror and placing the same table on an angle was key to "opening up" that area.

Thanks Sheron. I remember emailing you almost a year ago to ask your advice on rates, billing and other client charges. You taught me a lot. If I were in your class I would certainly sit in the front row AND bring you an apple!

As usual Jackson, your work is awe inspiring. I've also noticed you seldom do ground floor work. How do you ever get anything done when you have all those lovely views to distract you? Fantastic!

Melissa T, more people are understanding that staging does not have to be expensive and is actually a money maker.

Trisha, thanks for the kind words. Good portfolio photos help secure work.

Yvonne, I love ground floor work, it takes time to transport inventory up all those floors! Most of our work is for downtown high rises and the views are indeed amazing. I still get queezy standing beside floor to ceiling windows or on balconies above 30 stories.

Susan, thanks for the smile!

Dane,  it's great to be back. Congrats on a successful RT!
