June Property sales were 19, up 18.8% from 16 in June of 2011 and 5.6% higher than the 18 sales last month. June 2012 sales were at their highest level compared to June of 2011 and 2010. June year-to-date sales of 84 are running 23.5% ahead of last year's year-to-date sales of 68.

The Median Sales Price in June was $230,000, up 0.4% from $229,000 in June of 2011 and down -16.9% from $276,850 last month. The Average Sales Price in June was $244,684, down -5.3% from $258,441 in June of 2011 and down -22.6% from $316,203 last month. The June 2012 Average Sales Price was at the lowest level compared to June of 2011 and 2010.

The Total Inventory of Properties available for sale as of June was 119, up 15.5% from 103 last month and up 4.4% from 114 in June of last year. June 2012 Inventory was at a mid range compared to June of 2011 and 2010. The Average Days On Market for June was 74, down -18.7% from 91 days last month and down -30.2% from 106 days in June of last year. The June 2012 Average Days On Market was at its lowest level compared with June of 2011 and 2010.
Berthoud CO is continuing to show positive signs of recovery in the real estate market, with positive gains in sales and inventory, while price data was mixed, and even though this is the busiest time of the year for real estate activity, not all of the gains are from seasonal effects alone. For ready home buyers, there are still plenty of excellent opportunities to find attractively priced homes and interest rates remain favorable. For sellers, the prospects are looking better for properly priced homes in show-ready condition.
