June Property sales were 40, up 66.7% from 24 in June of 2011 and -21.6% lower than the 51 sales last month. June 2012 sales were at their highest level compared to June of 2011 and 2010. June year-to-date sales of 184 are running 28.7% ahead of last year's year-to-date sales of 143.

The Median Sales Price in June was $205,395, down -2.9% from $211,500 in June of 2011 and up 5.5% from $194,700 last month. The Average Sales Price in June was $217,935, up 0.1% from $217,803 in June of 2011 and up 0.7% from $216,354 last month. The June 2012 Average Sales Price was at a mid range compared to June of 2011 and 2010.

The Total Inventory of Properties available for sale as of June was 133, up 9.0% from 122 last month and up 15.7% from 115 in June of last year. June 2012 Inventory was at a mid range compared to June of 2011 and 2010. The Average Days On Market for June was 71, down -5.3% from 75 days last month and down -10.1% from 79 days in June of last year. The June 2012 Average Days On Market was at its lowest level compared with June of 2011 and 2010.
Johnstown CO market data continues to provide positive signs, with increase inall categories - sales, prices and inventory were all up, and, even accounting for seasonal impacts, there appears to be a mild recovery underway for the area. This is no doubt helped by Johnstown's location, which makes it an attractive place for regional commuters with excellent access to all of the northern Colorado communities. The availability of attractively priced homes and low interest rates provides further incentives to consider this area for ready home buyers.
