June Property sales were 20, down -20.0% from 25 in June of 2011 and -13.0% lower than the 23 sales last month. June 2012 sales were at their lowest level compared to June of 2011 and 2010. June year-to-date sales of 94 are running 11.9% ahead of last year's year-to-date sales of 84.

The Median Sales Price in June was $195,330, up 6.9% from $182,756 in June of 2011 and up 11.3% from $175,575 last month. The Average Sales Price in June was $191,386, down -0.1% from $191,598 in June of 2011 and down -3.0% from $197,228 last month. June 2012 Average Sales Price was at the lowest level compared to June of 2011 and 2010.

The Total Inventory of Properties available for sale as of June was 98, up 10.1% from 89 last month and up 22.5% from 80 in June of last year. June 2012 Inventory was at a mid range compared to June of 2011 and 2010. The Average Days On Market for June was 47, down -33.8% from 71 days last month and down -39.0% from 77 days in June of last year. The June 2012 Average Days On Market was at its lowest level compared with June of 2011 and 2010.
The June data for Wellington CO continued to provide mixed results - sales activity was down, prices were mixed, and inventory was up over previous periods, so the community is lagging a bit behind other area communities, where a gradual recovery seems to be finally underway. This isn't a huge surprise, but we are expecting to see some signs of improvement in the near future. Meanwhile, there are still plenty of very attractively priced homes for ready buyers and interest rates remain highly favorable.
