Jun 12 outperformed Jun 11 by 22%, with 81 sales compared to 66 last year. This is the highest number of sales since Jun 08. In Jun 07, there were 85 sales, Jun 08 had 65 sales, Jun 09 - 43 and Jun 10 had 73. Of the sales this past month, 31 were residential, 15 land, and 35 were condos. Year to date the number of sales are 10% higher than this time last year. So far, there have been 430 transactions compared to 391 sales last year at this time. Looking at past years, things appear to be on the upswing. Year to date Jun 10 posted 347 sales, year to date Jun 09 had 213, 08 – 329 and of course, the high year was 07 with 532 sales.
Sales volume is up by 64% with a total of $45M changing hands, compared to $28M for Jun 11. This is also better than Jun 10 which had $35M in sales, Jun 09 saw $35M sales, 08 was a bit higher with $53M with 07 coming in with $75M in sales. Year to date is only up by 10% with $242M changing hands compared to $218M for Jun 11. This year is much high than year to date 10 which had $182M worth of sales volume; it’s also higher than year to date 09 which had $143M in sales volume. Year to date Jun 08 had $282M in sales while, once again, year to date Jun 07 had $466M in sales.
Median sales prices for Jun 12 for residential was at $400K compared to $443,750 for Jun 11. Condo median prices were higher this Jun, with a median sales price of $304,900 compared to $282,500 is Jun 11. These are median prices and not averages.
