July 9, 2012 - - -Of course, this is a small exaggeration.  But it really “feels like it” to Buyers.  Ask any Buyer!  Today we only have 65 Homes for sale in Aliso Viejo, without an accepted offer!  That is down 12% in 13 days!  Compare this to a normal of about 200!  

Sixty five is the lowest number for Sale that I’ve ever seen!

Aliso Viejo Buyers need to be VERY active in order to be successful today!  Buyers have to look 7 days a week, and MUST write an offer on the day they see a good Home!  Be VERY careful with your offer price.  Come in too low, and you won’t even get a counter offer.  Remember, EVERY Home that is listed below $1,000,000, and priced at or below Market Value is receiving multiple offers!  

Over the last 30 days, 57 Sales have Closed in Aliso Viejo under $413,000.  Within that price range, the average sales price was 99% of the listed price – only a 1% discount!  As a Buyer, You will be competing with other Buyers.

 

Aliso Viejo list prices continue to shoot skyward!  Sixty percent of all listings in Aliso Viejo are now above $475,000!

 

Aliso Viejo Listings by Price as of July 9:

Less than $350,000 = 10 residences - 15%, up 1 percentage point since June 26!

$350,000 - $475,000 = 16 - 25%, down 7 points!

And > $475,000 = 39 - 60%, up 6 more points!

 

Demand in Aliso Viejo remains high at 104 new escrows per month!

 

Eighty percent of the listings in Aliso Viejo are now regular, standard sales!

 

Aliso Viejo Listings by Type, as of July 9:

Standard Sellers = 52 - 80%, up 2 more percentage points since June 26!

Short sales = 10 - 15%, down 1 more point!

Bank-owned foreclosures = 3 – 4.6%, down 0.8 point!

 

According to Steven Thomas, as of July 5, Market Time is 0.7 Months in Aliso Viejo!

 

Does this mean it’s a Great Time to Sell in Aliso Viejo?  You bet it is!  If your Home is in Move-In condition, You can get a Price equal to the highest comparable (square footage, attached vs. detached, proximity) that has closed within the last 6 months.  Call me.  I will give you an honest answer.
