Despite an uptick in sales after the tornado in Joplin last year, the Joplin area is still in the throws of a buyers market. The amount of inventory so far for 2012 has tightened somewhat but overall still represents an abundance of inventory. Whereas 94% of all new listings coming on the market sold in 2004, so far for 2012 only 47% of new listings have sold. Thus far for 2012, 1582 new listings have come on the market with only 744 having sold. This does not account for listings that were already on the market at the end of 2011, just the new listings that have entered the market. So long as there is a gap between new listings and the number of solds we can expect the buyer's market to continue overall.
The successful successful seller in the Joplin area must still be the best priced and in the best condition to be in the 47% that sells. Current sales data suggests that 2012 could see total sales of 30% less than in 2011 and basically the same as we saw in 2010.
