Several new-construction (never lived-in homes) have just been slashed by $100,000 over the July 4th weekend at the popular Tributary @ New Manchester in Lithia Springs, GA. This Douglas County Community of the Year has green-built homes that can now be had for $160k - $170K. These are 5 and 6 bedrooms with 4+ baths, one on a full basement. If you are looking for a ‘great investment’ new home in an upscale, neighborly community, you call me, so we can go grab one of these – you just made $100,000 overnight!

The single family detached housing market at Tributary @ New Manchester is a bit more robust than the stagnant market for townhomes. In fact, the resale market is quite active.
There are currently (July 2012) 16 active listings ranging from $160,000 for a 3100 square foot 5-bedroom, 4 bath home, to a 2916 square foot 4 bedroom, 4½ bath home listed for $270,000.
Half of these 16 active listings are foreclosures and potential short sales. The other half are non-distressed listings.
There are 8 pending sales, ranging from a 4 bedroom, 2½ bath with 2410 square feet listed for $149,000, to a $485,000-listed custom, 4400 square foot 5 bedroom, 4 bath home which was placed under contract on July 6. The pending sales include 3 foreclosures, 2 short sales, 1 corporate owned home and 2 non-distressed sales.
Nineteen homes have closed escrow during 2012. The low price was $120,000. The high price was $311,600. The median price was $175,000. And the average price was $192,321. These homes spent an average of 88 days on the market, with the quickest going in 7 days and the longest taking 331 days to sell. The homes that closed escrow included 7 foreclosures, 6 short sales, 2 investor sales and 4 non-distressed sales. January had the most sales with 5 followed by February, March and April with 3 each. May had 2 sales and June had 3.
Only a handful of homes did not sell prior to their listing expiration date in 2012 at Tributary @ New Manchester, and this was due primarily to them being overpriced for the current market.
Market Overview:
The Douglasville/Lithia Springs/Tributary real estate market continues to show mild signs of recovery. Prices are starting to look up across the metro Atlanta area. Douglas County is expected to follow. However, in the immediate future, short sales are the way to go. Inventory (supply) still outweighs buyers (demand). For buyers, it still IS a great time to buy to get into your next home at a bargain price. But it looks like we are approaching the tail end of those days.
Bottom Line:
Sales are taking place, primarily for those who price their home like a foreclosure or short sale, and prices appear to be inching slightly upward.
