One appraiser doesn’t have the facts straight about Glacier View Meadows and/or the High Park Fire.
The Appraisal Management Company has been having difficulty finding an appraiser to come aaaaaaaallllllllll the way up to Glacier View Meadows and they have been misinformed by one appraiser as to the condition of most of the subdivision, too.
ALLLLLLLLLLLLLL the way up here is only 40 minutes away from Fort Collins. Even on a good traffic day, it can easily take 30 minutes to get from one side of Fort Collins to the other and that’s without the train! So Glacier View Meadows is really not that far, maybe 10 more minutes?
The appraisal order was being rejected due to “evacuations and fires in the area”….Yet, all evacuations for Filings 1-11* were lifted on June 27 and the fire was 100% contained by July 1st.
*Unfortunately, our 12th filing was where the major damage was done.
The Appraisal Management Company was also told by this appraiser that “multiple law enforcement agencys (sic) are patrolling the subdivision (to prevent looting) as many homes are not habitable or lack electrical service (power lines damaged in fire.) …and that nonresidents must obtain authorization for entry”
This is simply not true for the remaining 11 filings in Glacier View Meadows!
DEAR NUMBNUT MISINFORMED APPRAISER,
FYI: THERE ARE 11 (ELEVEN!) OTHER FILINGS IN GLACIER VIEW MEADOWS. THOSE 11 ARE NOT PART OF THE BURN AREA; LOOK AT A MAP!
!! 15 Homes have Sold since January 1, 2012 in Glacier View Meadows. Only one was in the 12th filing.
(The appraiser also reported that some potential comparable sales have burned down….” Again, not true.)
!! There are 41 Current Active Residential Listings with 2 sales pending (and I know one needs an appraisal!)
!! 5 homes that were active listings in the 12th filing have been withdrawn from the market.
It’s disappointing that the buyers and sellers have to wait another week, and their closing date must be delayed because of a completely misinformed appraiser/Appraisal Management Company.
These folks deserve better!

I’ve been watching a nest of barn swallows that made their home in an eave near our office. The mom and dad are very busy; watching over the nest and finding food for 6 little hungry babies every day. It’s non-stop work and it must be exhausting. The baby’s beaks are wide open each time mom or dad arrive at the nest, “FEED me!” “feed ME!” “What about ME?”
Everybody wants something! Today, I just want an appraisal!

259 homes were lost in the High Park Fire- the fire consumed 87,284 acres and recent rains caused mudslides and road closures in some areas. I know that this appraisal issue seems insignificant in light of those who have lost so much, but for these buyers and sellers it is significant. We expect appraisers to have geographic competence and that’s not an unreasonable expectation.
