Have a stale listing that just isn’t getting any showings?  Try refreshing it in MLS.  And make sure Prospect Reservation is turned on if you have that feature in your MLS.  That way, any agents with criteria saved in MLS looking for a specific home will be notified of your listing. 

 

Refreshing causes MLS to create a new MLS number which makes the listing appear as new.  It still shows the Days on Market, but when someone searches for new listings in the past 7 days for example, the refreshed listing will come up in the search.  MLS does charge $10 for refreshing, but it is money well spent.

 

I have a listing which went a week and a half with absolutely no showings.  I refreshed it yesterday and between yesterday and today, we have 6 showings and 2 second showings.  It really does work. 

I love it when a plan comes together!

Well I just did a complete makeover on one of my listings, and that same day we had a showing. I was waiting to get more pictures until the sellers cleaned up the house, but they haven't done that, and I'm not going to wait for them to get it done. That's what I decided. It's their mother's house they are trying to sell and no one lives in it, so it was easy for me to get new pictures.

Our MLS does not offer the refreshing system.  You can withdraw a home then list it again with a new MLS #. First time I've heard of this MLS feature or a refreshing fee. Interesting.

Wow, I guess this must be possible dependent upon who is your local MLS.   I have never heard of this in my area.

Darn,  I was hoping that all the mls's had the Refresh feature.  If they don't I would suggest that you call your MLS and complain.  Maybe they will accomodate you.  It is so much easier than starting over with a whole new listing.  It is when I go to edit the listing, there is the option to refresh it.

Hi Belinda --- our MLS does not have this feature.  If a listing expires or comes off the market for any reason when it returns on our MLS - the cumulative days on the market is shown.  It will pop up on the hotsheet and on the MLS for a period of seven days as Back on Market.  With our limited inventory of homes available in most markets -- agents and prospective buyers typically notice.   I wonder why your MLS feels there is a need to charge for this feature?

PS -- congrats on hitting the big 400 - that's 400,000 points on Active Rain, I mean.

Hi Belinda - We don't have a refresh feature, so taking it out and putting it back in is a pain. We do it infrequently, but on occasion, it does work out. And congrats on 400k!

Wow now that's an interesting feature. We don't have that here.   All we can do is re-do pics, description etc and price changes.

How weird that most of you do not have this refresh feature.  Waht the heck.  Especially Dick.  I thought IRES had it.  I will have to check it out since I am a member of IRES as well as MLS.

I am going to look into the "refresh" feature. Our MLS does not have it. We can, however, utilize a price change (even $100) to generate a new email notification to anyone with search criteria matching our home...even if they have seen it before.

Belinda, We don't have that feature in MLS. We actually have to take it off MLS for 5 days then put it back in as a new listing to get it to come up refreshed.
