I just had to share something that happened today. It makes all the hard work we do and the hard closings all worth it when an easy one comes around.
My website is generating between 2-3 leads per day. In fact, my web traffic has increased 233% over the past 4 months. A lot in part to my SEO work I have been doing on it. About a week ago, an individual found my website, MyIndianapolisHome.com, and gave my business partner a call. After talking with him, we found out she had an investment property(3 bedroom home) on the market for over 6 months middle of last year, it never sold. We also found out the couple used one of the FSBO type discount brokers that just list your home on the MLS and that's about all they do. They had it listed for 110k at that time.
My business partner met with them last Friday, and based on comps in the area, this thing should sell for more then 110k. We listed it for 115k on Monday of this week. Wednesday, we ended up with 4 showings. Showing #2 put in a full priced offer for 115k. Received pre-qual letter on buyer(credit score was in mid 750's), and they are approved for 150k. Want to move in as soon as possible.
Wow, we had it on the market for 3 days. And this is the Indianapolis market, not what I call a "hot" sellers market.
