if you haven't heard much about this, or if you haven't heard anything
Listen Up!
Florida Housing offers a downpayment and closing cost assistance program to eligible borrowers.
So, whose eligible? here's some of the basics;
640 credit score
6-8 hour homebuyer education course through an approved provider
(I personally know one/some of the instructors)
Florida Assist: up to $7500 to assist with down payment and closing costs. This is a deferred, non amortizing, 0% interest, second mortgage which is repayable when the borrowers sell or refinance the property, satisfy the first mortgage, or no longer occupy the property as their primary residence.
Home Ownership for Moderate Income Loan (HAMI); offers borrowers up to $5000 to assist with downpayment and closing costs. This is a fixed rate, 10 year second mortgage that is repaid on a monthly basis (payment currently about $50), for the 10 year term of the loan.
As you may think, there are income restrictions, and as you may have picked up on the HAMI (moderate income) the income is more liberal with that program. For example(s)

psst; there is plenty of money available
unfortunately, not many lenders offer the program. you'll hear plenty of excuses, but the bottom line is that they just don't make enough profit on a bond program. that's true.
