Correction To Previous "FHA Repair Requirements" Blog

Last night I posted a blog "FHA Repair Requirements" and I worded the "Examples of tests that may no longer be REQUIRED" incorrectly.  It was late and it looked correct until I read it again today.  I have made the correction, and listed them below in this blog.  I messed up and there is no excuse for not triple checking everything especially in a blog that is providing information that others may rely on.  The mistake is one that I will not repeat, but one that I need to admit to and take responsibility for.  I appologise to those that re-blogged the blog and hope that they make the below corrections to it.

  • Wood Destroying Infestation Report-required ONLY if the Appraiser observers possible evidence of ACTIVE infestation
  • Well (Individual Water Test) - is not required unless there is knowledge that well water may be near a sources of contamination
  • Septic Test- is not required unless there is evidence of system failure.

George -- You are the best.  Thanks for the clarificatoins. I am finding that it is a good idea to get all of these things anyway because often they are asked for even though not "technically" required.  Perhaps they are lender "overlays"  ... VA seems to always want the pest report.

Joan, I agree even when a test or inspection is not required it is a good idea to still do it.  And yes a pest report is always required with VA.

George, for your penance .....  Even thought FHA may not require those tests, a buyer should still do them as they are major expenses if there are issues

These are all things that most buyer's would test for anyways regardless if it is FHA or not.

Sorry that I'm posting to such an old post - I've tried to find more current posts on the subject, but can not.  Is there a place, that you know of, where we can go to get the 2014 guidelines for what repairs are actually required by FHA to be repaired before closing (perhaps HUD's website?)?  I've tried to find it, but have been unsuccessful and it would be so helpful to have an "official" document to refer to.
