Don't take my word for it.

I have lived in this County for 13 years now. I am familiar with every part of it. I know where the best (and worst) locations are, in terms of value, scenery and privacy. It goes with the territory.

I took a listing last year that was a Lakefront Property. Zoning was Multifamily but would allow for a single family residence. When I initially ran the numbers to see what the potential listing price could be, my Client said it was way too low and that she needed more.She wanted to list higher then adjust the price as necessary.

She wanted to sell the property, but didn't want to accept the numbers from a Comparative Market Analysis. I told her that in order to get the attention the property deserved to sell fast, she would need to price it accordingly.

We have now only executed our third price reduction in 7 months. (Almost like Pulling teeth)

She is closer to the number I originally suggested, but still above that figure. This last time she even asked me what it would take to sell this lot. I told her flat out, "LOWER THE PRICE". We continued our conversation for another several minutes and she finally decided to lower the price. Too bad. It's still above what I suggested.

What makes it even worse? She is a licensed Realtor® from out of the area.

Crazy, if you ask me...............

Emotional attachment with a property makes it near impossible to sell...  She is not ready for the sale or she would price it right, she knows how market values are...  Probable should have been the second listing company on this one...

The seller has not factored in the time value of selling a home.   If they are still making payments on taxes, insurance, HOA fees, and a note they are going negative on the money on the table time.

Sellers know best???   They sell properties all the time??  Not.....

Sometimes agents just forget about what they know to be the truth in real estate.  If a property is priced correctly, it will sell.

Diane ~ At first, I hesitated. But the empathy in me gave in and I decided to try and help out a fellow Realtor®. Even Agents can be unrealistic. She knows the numbers. She needs to take action. Thanks for commenting.

Richard ~ Even though the property was aquired in a settlement, she does have those additional expenses and yet she still expects a buyer to come in and make a purchase at a price above market. Thanks.

Kathryn ~ That's what I told her. The really sad thing is that the property was purchased under a business entity in 2006, when the market was at its highest. Land, as you are well aware, is not as desirable as it was 6 years ago and the prices have fallen in line. She needs to bite the bullet. Thanks for stopping by.   :)

Happens all the time. Sometimes agents are their own worst enemies when it comes to buying or selling their own home. It's much easier to give the advice than it is to follow, me thinks. Good luck - you're getting there.
