What Do You Do For Each Client or Listing? (2500 points inside)

Here's another great challenge for all of us ActiveRain folks. 

What do you do for your listing clients?  How do you wow your prospects in the listing appointment? 

Here's a chance to tell everyone about it and share with fellow agents your secrets to help all of us serve our client's better.

On Tuesday July 17th, we hosted a webinar with Joel and Caleb from Merge where we talked about how the average agent portrays value to their sellers (or clients in general). Caleb shared with us some fascinating stats about how much of what you do as listings agents is never properly conveyed to the seller.

Many agents are keeping their clients updated verbally, recalling efforts simply from memory. Some are keeping lists of their efforts and creating manual processes to keep clients updated. Until recently, the options for inputting, tracking and keeping clients abreast of developments have been somewhat limited. Merge is solving that because unless you have a system, something is bound to get lost in translation or not get conveyed at all.

Sure, when you sit down at the listing appointment, you probably attempt to wow the seller with all of the amazing marketing you will do to get their listing sold. But what about the other facets of the process that aren't bright and shiny but still show the sellers how hard you are working for your commission. I'll bet much of this never gets relayed to your client (whether at the listing appointment or at any point later in the process). You do all these things for your clients, and they never know.

So Merge and ActiveRain wanted to throw a challenge your way to force you to take a hard look at exactly what you do for your clients when you either list their home, or even when working with a buyer.

This is where you make your money. This is where your commission is justified. These are the things you need to be able to easily convey to your clients so that they know you are worth what they are paying you to help them buy or sell.

 

The Challenge:

Write a blog post that details what you do for each client during the process of helping them buy or sell their home. Pick one or the other. Look at this scenario either as the listing agent, or as the buyer's agent. Feel free to do a post for each, heck, having it all in one place will help you figure out areas you can get better and really help you to see how much of what you do is being properly conveyed to your clients.

Will will award 2500 points for each blog post a member enters that details the steps you take to complete a transaction (sale) for your clients. (only eligible to get points for one post......but don't let that stop you from doing two)

Posts should be written and submitted by Monday August 13th at 11:59pm Pacific Time. In order to submit your post, place a link to your post in the comment section of this blog post.

If you are not an agent, that's fine. I want you to detail what steps you take to move your client from 'you just met them' to 'happy satisfied customer'. Take the same frame work and adjust it to your business.

The idea is let's clearly identify each and every step along the way where you provide value. Think of this blog post as something you could put in front of your client at the beginning of the process that would have them saying "Wow, I get all of this for only x%? Where do I sign!!"

This is a great blogging topic as we all do certain things for our buyers or sellers that we probably don't think about, but that helps get a transaction to the finish line.
