FOUR HAPPY FLORIDA ATLANTIC UNIVERSITY STUDENTS
My challenge is to find four college men a home to lease for the coming term year
at Florida Atlantic University in Boca Raton.
The steps I take are similar to helping a buyer with a home purchase.
1. First step is crucial to obtaining a lease for four college men who are sharing a home
2. I asked each of them to prepare a "resume" type letter stating their qualifications and
college majors and why they should be approved as a tenant for the term year.
3. Since all four parents of these students were signing the lease, a credit report and
background report were provided to me.

4. Analysis of lease needs was a challenge in itself, since they wanted to share one home.
5. I research properties that met their creteria of four bedrooms and walking distance to the
beach and one other necessity was a community where they could bring a boat that one of
the students owned.
6. I sent Daniel ( I had one person that was the contact person ) a daily list of homes that met their needs.
this system works well with buyers or sellers as well.
7. I provide a list of local movers and self moving companies for them to check out moving rates
as two of them were moving within Florida.
UNIVERSITY STUDENTS
8. I enformed them of the home lease process, since all four of them had different ideas on
what they wanted in a home to lease.
9. First step was to determine the absolute "needs" we then branched out to their "wants"
10. Make appointments and show property with all four men present
11. We reviewed every home after pre-viewing it to dicuss if it met their needs I gave each of them
a pad and pen to take notes and encouraged them to take photos to send to their parents
12. I stressed their "hot button " points
13. I enformed them of the approval process and time frame should they decide on a condo
14. Draft the lease and all pertaing paperwork

15. Get information on utility companies for them (leaves them more time at the beach before
college starts)
16. I explain all paperwork for their out of state parents to sign and I then fax to four sets of
parents with request to return paperwork within four hours( which they did )
17. Collect security deposit, first month rent and last month rent, increase security deposit
to $ 4,000.00 dollars.(this was discussed with the parents at the beginning )to be put into office
escrow account.
18. Submit paperwork to landlord and follow up
19.Review signed contract with four students and parents via phone and emails
20. Recommend insurance companies for the contents

21. Schedule HOA interview if needed or meeting with landlord.
22. Do a final walk thru on a furnished home
23. Verify address of owner for mailing monthly payments
24. Collect escrow money for final lease signing
25. Send copies of lease to parents to sign
26. Obtain keys to home and make four copies at local hardware store
27. Meet students at home with keys

28. Bring a "WELCOME HOME" gift the following day
29.Working with four college students was a CHALLENGE in itself

31. These steps are similar to most buyers , but presented more of a challenge working
with four different personalities.
