Active Drain ~ The Unpredictable Side of Real Estate

The past couple of weeks have been ahem….frantic, frenetic, fraughtSlotted Spoon with stress and tension and frankly…a bit on an active draining side. (Get it? Sieve, slotted spoon?) The one thing it hasn’t been is boring, never boring.

The thing is, working in real estate is often predictably unpredictable. REALTORS are working harder than ever for many reasons. Here are a few reasons I think this is happening and I’d appreciate you all adding some of yours:

  • There’s fewer of us! Is there anyone out there who’s MLS membership has actually grown?
  • The standards and stakes are higher for everyone and every property to meet underwriters’ requirements.
  • We are at the mercy of years and years of repairing glossed over issues…road maintenance and shared well agreements, unrecorded handshake and sweetheart agreements, etc.
  • The freaking media over generalizing the real estate market, imho, because sound bites are easier than real research and specific reporting.
  • The absolute lack of control over the schedules and timelines of your team partners…lenders, title companies, closing attorneys and sometimes even your clients!

These blog posts have a life of their own. I started out wanting to compare working in real estate with juggling water or jello, herding cats or walking the plank blindfolded but each draft I started just sounded like whining. So, I’ve improved it by sounding like ranting. It’s a much more powerful position, lol.  Actually, that deserves an lol, a chuckle, a guffaw and a belly laugh!

Slotted Spoon


Of the deals we have in the works right now, a couple of them are just like that…keeping them together and making it all work for our clients while working twice as hard to not let any detail (many out of our control) drip through the openings of the slotted spoon holding them. Yeah, it’s been actively draining a little bit.



I can’t wait to see your additions to the list. And oh by the way...I feel better now!

The sheer lack of inventory has made our market very tough for our buyer clients, with little to choose from, fierce competition and appraisal concerns when supply and demand push prices up. Also, the FAR out of area agents who work some of the short sales and REOs. I'm in Northern California and can't be convinced tat an agent in S. Cal can do a good job for a seller remotely. There are many things you can learn about a property from afar, but others that require up close and personal attention. A transaction where there is no interaction between the agents is a very unsatisfying one in my opinion.

New realtors... old realtors.. and crazy clients.. bad press... unreasonable expectations... bank issues... mortgage issues.. owner issues, tenant issues... and the list goes on and on and on. Yesterday was a bad day for me.. and a deal fell apart as an appraisal did not come in where an owner wanted it to. Buyers really wanted the home and had the money to buy.. without the appraisal coming in ... but they walked.. NO value... Unique situation.. but only because of the times. 

yes.. some days it is good to rant.. it gets us through the day!

I am Back. Glad you are feeling better after writing a Featured post. Congratulations.

We are at the mercy of all of these people. They don't realize how demanding they can make things. And in many cases they don't care either. 

Yesterday I had so much to do. Too much in the pot for the sieved spoon to handle. I did have a featured post as well. I checked my e-mails and found I had a lot of comments. That was just the beginning.

You are my fist stop this morning. (I slept in late) that never happens. Any hew Congrats again my friend.

You are so right!  We are working much harder just to make less money until the market stablizes again.  I have been grateful for the recent surge in buying clients as opposed to last year, but just like my Grandma always said, there will always be people buying houses because where are they going to live?  The mortgage fiasco just had to settle down a bit and consumers needed some time to get their confidence back.  It is just harder work now, but really...that is normal.

This is the best written rant I have read in weeks.  Real estate is ever changing, but I do think that having been in real estate through some of the up and downs makes future changes easier to deal with.  We know the market is cyclical and don't expect it (the market) to remain the same.  Change is what the market does.

It's been crazy for me so far this year and just now slowing down..grateful for all the business and now, not feeling guilty about taking some time off.  Our customers do not realize we are usually handling several deals at one time, all in various stages, they thiink it's one deal at a time.  That's one reason it's crazy. Also, last minute requests from underwriters who don't even open the file until 2 days before closing...

Glad you vented here!
