Homebuyer Education...Get It

Why wouldn't a perspective homebuyer not take a homebuyers education course?

Obviously, first time homebuyers should, right? do you agree?

Why not those who have previously owned a home?

I can tell you just from a mortgage perspective there have been a great deal of changes over the last couple of years, and as a matter of fact I hear myself telling both Realtors, and buyers that the mortgage industry is in a constant state of change and has been for awhile.

Don't you think it might be helpful to get an update here?

Also, keep in mind that in the mortgage industry we classify buyers as first time homebuyers if they haven't owned a home in the last 3 years. In the State of Florida these previous homeowner/first time homebuyers may qualify for the bond program, being downpayment and closing cost assistance, BUT

they must take a HUD approved, face to face homebuyers education class.

to my Realtor Friends out there;

Do you suggest to potential buyers that they take such a course? do you let them know that such courses are available? if not

Why not?

In Southwest Florida the Housing Foundation of the Realtor Association of Greater Ft. Myers and the Beach in conjunction with the Lee County Housing Development Corp. offers such a course. The curriculum is based on the NeighborWorks America program.

What might the curiculum consist of you may ask? Well here you are;

managing your money

understanding credit

obtaining a mortgage

shopping for a home

protecting your investment

each sement is an hour or more an is taught by qualified instructions who are experienced, and have met some fairly stringent requirements.

NAR is impressed by the program and posted it on their "Realtor Alert" along with the video.

thanks, i agree. those going through the class have a greater awareness and ability to deal with home ownership.

NJ could have a program like this, but it takes some work.

this saturday there will be 4 volunteer instructors and at least 3 other administrators conducting the 8 hour course.

if you are ever in southwest florida let me extend and invitation to stop by and observe the class (you don't have to stay for the 8 hours)
