The Highlands Ranch real estate market continued to witness positive improvement during the month of May. Homes are selling well, inventory continues to be low and prices are going up. The number of new listings remained steady between 2011 and 2012, yet still lags behind 2010 figures. It was nice though to not see yet another significant reduction in this area.
We also see a significant reduction in active listings, due in no small part to the healthy number of homes that have sold in 2012.
May sales showed a nice increase over this month last year as well as year to date.
A 35.8% increase in May 2012 over May 2011 is certainly nothing to sneeze at, nor is the 14.2% increase in year to date sales.
As we've been saying all year, the buyers are out there and if your home is in saleable condition, often sellers are seeing offers the first or second day they're on the market.
As we mentioned above, many sellers are receiving offers for their home in a matter of days rather than weeks or months. We can see this reflected in the days on market which is down 36.7%.
You can also see this is the absorption rate. In May 2010 is took an average of 4.8 months to sell a single family home in Highlands Ranch, in 2011 3.8 months and in 2012 1.6 months.
