A Nice Smooth Transition for a Move Up Buyer

I sold this home for $893,000 in San Jose (Almaden Valley) and I was the buyer’s agent for just the cutest young family. They bought their first home with me about 10 years ago B.C. (before children). They now have 3 boys and needed a larger home, so this is a move up buyer.

The search took awhile to find the right home, but once we found this home, wow, talk about luck! It was kind of around a holiday weekend, the showings were a bit hard in that it was by appointment and there was no open house, plus it was listed I think on a Friday, which is an odder listing date. Rather than an open house weekend and then an offer date, the agent was taking offers first come, first serve. So, we just immediately jumped on it and made an offer.

There was only 1 other offer at the time, we were really convinced that if there had been an open house weekend, there would have been much more activity and offers. But, lucky for us, there wasn’t much advertising and marketing for this home. We actually got the home for UNDER the list price!

As luck would have it, one buyer is a teacher and the owner of the home has worked in the office at the nearby school for many years and it swayed  her decision in our favor to hear that a teacher with 3 young boys would be living in her home she had been in for over 20 years. So, part of the seller’s decision was an emotional one that majorly worked in our favor, in fact, it is what got us the house, the listing agent even told me THAT is what got us the house rather than just going with the other higher offer.

I had written a letter, which I always do as part of my sales pitch and presentation, telling about the buyers and mentioned she was a teacher. Plus, the buyers wrote a lovely letter as well that they liked. The other offer was a bit higher than our offer, but they countered our offer to match that offer, which was still UNDER list price, and went with us because they felt a better connection with my buyers. Score!

The transaction itself was as smooth as silk. A very easy and uneventful transaction. Uneventful in this case is very good! And, now the buyers are happily in their new home. Both the buyers and I feel they got a great deal on this home! We feel the buyers got it for under true market value. It was like it was just meant to be!
