There are currently only 404 Active Listings in all 6 Areas of the Santa Clarita Valley.  Of these homes only 37 are REO or Bank Owned Homes!  There are now 137 Short Sale Active Listings in the Santa Clarita Valley.

We are currently in a really strange real estate market at the present time.  Although it is a Buyer’s Market, Sellers are able to dictate the terms of the homes being sold.

Nationwide we are seeing multiple offers and all indication show that the bottom of the market is now in the rear view mirror!  There is still an abundance of home owners that are having trouble paying their mortgage.  Most of these home owners owe more than their homes are worth so until these home owners are able to short sale, have a loan modification or in the worst case lose their home the real estate market will not fully recover.  It will most likely take two or three more years before our real estate market can be considered healthy.  Home Prices will rise as will interest rates.  It is unpredictable at what pace this will occur.  I am expecting to wake up one day, perhaps soon, to find ourselves in a Seller’s Market.  This will devastate first time buyers and knock out many people that have an opportunity to take advantage of the ability to buy a home.  There are still millions of people sitting on the sidelines just waiting for the confidence to buy a home.  Call me to start looking for your new home now!  I care about you and your family and want to help my clients and friends with real estate!

Almost 50% of your market is short sales or foreclosures.  I would not call that a healthy market.
