Appraisal Management Companies, take heed.....I am not a huge fan of AMC's if anyone out there has been following my posts on the subject. However I am seeing a trend that may give AMC's the advantage if things do not change.

First, the good AMC's are paying the Appraiser's fee, not some cut rate fee they have somehow determined to be Reasonable and Customary.
Second. They are paying more frequently. Kudos to Solidifi www.solidifi.com For making the big announcement that they are now paying appraisers 2 times a month and not once every month to 45 days. This is HUGE.
Third: Banks not using AMC's are starting to ask for more comp reviews coming from LO's or Realtors in order to push values up. This takes time to review and they dont pay the Appraiser to review these additional comps. If appraisers charge for this they will likely loose this business.
Fourth: BANKS who do not use AMC's are starting to place pressure on APPRAISER's to make numbers work now that the market seems to be turning around. HERE WE GO AGAIN! Appraiser's are very tired of the games being played here. We are finding out that the LOAN OFFICERS are being told which appraiser's are in ROTATION and playing games like holding off their orders until the appraiser they want, comes up in rotation or they ask for a super rush on the report knowing that appraiser cannot handle it, so it moves onto an appraiser they want to get the order! I was actually called by a Bank one time telling me to Refuse the Rush order as they wanted it to go to the next person in rotation as they had completed a report on that home in the past. YES That happened and YES I reported it to the Appraisal ordering Department.
The moment that an appraisal is ordered by the Banks, the Processor knows who the Appraiser is and they are telling the Loan Officer. If the LO has had loans not work out due to appraisals by that particular appraiser, guess what...they find a way to cancel the order or get the appraisal ordering department to reassign the order.
THE LOAN OFFICER OR ANYONE THAT STANDS TO GAIN FINANCIALLY IN THE TRANSACTION SHOULD NEVER KNOW WHO THE APPRAISER IS UNTIL IT IS COMPLETED and SUBMITTED. I ALSO FEEL THAT THE PROCESSOR NEED NOT KNOW UNTIL THE APPRAISAL IS SUBMITTED. There is no reason why anyone other than the appraisal ordering department should know who that appraiser is until it is complete or games like those noted above will be played.
So Appraisal Management Companies, since Appraisers are VERY tired of all the games being played, you need to reach out to them on this level and tell them that they will not have this issue when dealing with AMC's. The orders will be placed, you will pay them their Reasonable and Customary fee frequently and there will not be endless requests for review of additional comps in order to push values up. Just let us do the jobs for which we are highly trained and move onto the next.
