When Appraisers are sent out by Lenders to evaluate the value of a home, they will use the sale price of the most recent homes in the neighborhood that are similar in square footage and have similar upgrades and amenities as the home they are appraising.
A recent prime example of this is in Clemente Ranch, one of the Chandler communities in which we are specialists. Our knowledge of the market, combined with keeping a watchful eye on the immediate area sales (not just the specific community), along with current available homes helped us to price and sell one of the highest sold "price per square foot" in the community.
We were able to list for significantly higher than the seller had originally thought.
