This Jacksonville NC Real Estate Absorption rates report shows re-sale homes absorption rate figures for the past 12 month period, 6 month period, and 3 month period. As an absorption rate is one of the best ways to measure the relationship between supply and demand in our area real estate market, this 12 month report can indicate a trend in a particular price range. The fact is buyers are searching by price range and comparing ALL types of homes in that price range. It doesn't matter to a buyer whether the homes are new construction, re-sale, one story, two story, brick, vinyl, etc... Absorption Rate: The rate at which homes will sell withing a given period of time, or unit sales per month. (rate determined by January - May 2012 sales figures) Example: 40 sales in 10 months divided by 10 months = 4 sales per month

Currently Active: The total number of homes for sale within a defined market segment. (as of July 18, 2012)

Months of Inventory: Number of active listings divided by the absorption rate.
