Just remember, bidding doesn’t always have to be over the list price because the list price is merely a starting point depending on the seller’s and the agent’s pricing strategy. Some properties are priced deliberately lower than market value in order to stimulate maximum interest. While other are price slightly higher in anticipation of the natural inclination of buyers to offer less.
Also note: cash doesn’t always win either.
