Temple Terrace in Monterey Hills is a unique community. It is the only complex on “The Hill” that consists of both single level condominiums as well as multi-level townhomes. Temple Terrace was built in 1980. They are a part of the Monterey Hills planned community within the city of Los Angeles. This ideal location is convenient to Downtown Los Angeles, both the San Gabriel and San Fernando Valleys as well LA’s Westside with easy access to multiple freeways and Gold Line light rail stations in Highland Park and South Pasadena. The USC Health Science Campus is close and both medical professionals and students find Monterey Hills an ideal setting due to its close-in location.
The condos at Temple Terrace total 75 units in two separate buildings - the addresses are 805 Temple Terrace and 898 Temple Terrace. The condos have one or two bedrooms with in unit laundry connections, fireplaces and a balcony or patio -- first floor units often have patios that are quite large. Depending on location within the complex views, condos may have pretty hillside or city views. Parking for the condos is subterranean. The 47 townhomes have attached garages with either balconies or patio/backyard spaces. There is guest parking located throughout the professionally managed complex.

There is one condo currently on the market for sale at Temple Terrace -- it is a two bedroom, one bath unit on the second floor of the 805 building and is priced at $219,000. There are four condos in escrow and two sales year-to-date as of July 20 according to our local multiple listing records. A two bedroom, one bath condo on the third(top) floor sold for $160,000 in April and a two bedroom, two bath unit sold for $238,000 in April as well.
